Evialis is a former industrial site which is destined for a new urban reality. The challenge here is to initiate the city, mixed, inhabited and largely landscaped on a now illegible and composite sector of the Vertou territory. It seemed to us that the new district should evoke the “quality of life” specific to this remarkably green former village overlooking the Sèvre.
Around an urban planning negotiated with the town, the project draws a structuring axis which will allow the entire sector to be transformed. In a true street logic, the constructions are organised as close as possible to the pavements so as to create legible islands. Clearly urban, their implantation on the street alternates between built fronts, urban angles and permeability to the new park. The sequence stretches over almost 230 m: for all that, there is a great deal of variety. The templates are changing, cut out, the upper floors describe emergences, the sky penetrates the general silhouette of the buildings. The alternation of solids and voids offers a variety of shapes to be discovered all along the promenade, right up to the square which extends as a belvedere over the park.
On the park side, the “U” shaped islands are open in a tapering shape. The buildings are divided into steps facing south, forming a veritable string of gardens. On the sides, the feet of the buildings are dressed up and planted to disappear over time behind a dense and climbing flora. Each flat, whether crossing or double-orientated, benefits from views over this very high quality landscape. Each dwelling has its own private outdoor space, sometimes dug into loggias, sometimes into open terraces, as an extension of the living rooms.
Parking spaces are provided on the ground floor of the buildings, forming a 4-metre-high base designed to be converted into shops, nurseries, activities, etc. once the entire neighbourhood has been fully developed.
The buildings’ appearance is sober, mineral and long-lasting. The bricks bring a shape and a vibration to the whole project through the subtle play of reliefs and imperfections.
